Sedgars SWD Cricket League results

A gutsy performance under huge pressure secured Pirates United their first place in a Premier League final when they defeated Western Hope by 1 wicket on Saturday at Loerie Park.

Bronwill Goeda

The two clubs finished second and third respectively after completion of the round robin stage and Pirates will now take on the defending champions, Union Stars, in the final that will be contested at the Recreation Ground in Oudtshoorn on Saturday 18 March 2017.

Western Hope, who won the toss, only managed to post 148 runs in their innings with Murray Commins (35) the main contributor with the bat.  The Pirates run chase did not proceed according to plans and with the fall of the 8th wicket at 95 an all Oudtshoorn final was on the cards.  It was, however, a gutsy 8th wicket partnership of 46 between batting hero Albertus Jaco de Lange (51) and Bronwill Goeda (25) that guided them to victory.  Pirates reached the winning target after 47.5 overs to clinch a memorable victory.  Douglas Baartman (5/29) excelled for Western Hope with the ball.

SANParks meets dog owners half way

SANParks is meeting dog owners half way concerning walking dogs in the Garden Route National Park.

New areas for walking dogs on the beach in the Wilderness Park area (which includes Sedgefield) were rezoned after considering input from extensive research and surveys done. These zones are now simplified in a guideline (brochure & visible signage) published by the Park for walking dogs in designated areas of the Park. Signage will be erected by the end of this week with rezoned areas and brochures distributed first in Wilderness.

According to main Marine Ranger for Wilderness, Jonathan Britton, these zones are currently applicable in the Wilderness Beach but the colour-coded system will be rolled out in phases to Sedgefield as well. Various existing organised forums for stakeholders will be used.

The simplified version of the guideline is colour-coded:

  • Green zones: are dog-friendly beaches, dogs still need to be under the command of their humans and dog ‘poo’ must pick up and binned. This is not a free-for-all zone, but the Code of Conduct for dog walking still applies.
  • Yellow Zones: Dogs are only permitted on leashes. The yellow zone was introduced after a survey was conducted for white-fronted plovers and found some breeding pairs as well as likely habitat around the popular entry points for dog walking. There has been a significant drop nationally in the population numbers of white-fronted plovers, and dogs walking on a leash toward a green dog-friendly beach was the best comprise to improve the breeding potential and success of the local pairs of these birds.
  • Red Zone: No dogs are permitted as these are either known important bird breeding areas or recreational beaches where beachgoers who prefer not to share their beach time with dogs have a place to visit as well.

‘We believe that these zones strike a balance between protecting coastal bird breeding and habitat areas, dog walking and other recreational users’ adds Britton.

The onus is on those walking dogs to abide by guidelines regulating this activity. This can be done through checking signage regularly that is posted along the beach and forestry areas.

Why dogs are not allowed in other areas of the Park

  • This is primarily to protect dogs from wild animals as dogs may become prey to predators or get attacked by other wild animals such as baboons, especially in the forestry areas.
  • Dogs in the Park may harass or kill animals and plants protected by the Park. They may also disturb birds during breeding seasons.
  • Dogs also tend to enjoy digging up plants and which may be significant indigenous plants necessary for the survival of the ecosystem.
  • Dogs also spread diseases. Domestic dogs and cats may carry certain pathogens that pose a serious disease risk to wild canids, felids, viverids and mustelids.
  • Dogs threaten birds like the African Oystercatcher.
  • Adults and chicks become separated and nests and youngsters become vulnerable to trampling and predation by gulls, dogs and man.
  • Their nests are often a shallow scrape in the sand on exposed beaches and vulnerable to roving and excitable dogs.
  • Incubation of eggs is about 29 days and youngsters take about 45 days to become independent. The breeding success rate is 20-40%.
  • Black Oystercatchers are threatened by disturbance and coastal development; the total population is less than 6500 individuals.

These new laws will also be available to share on the SANParks website.

Members of the public are encouraged to write to us about their concerns, queries and experience in the Park.

All queries can be directed to: nandi.mgwadlamba@sanparks.org

Provincial rugby gets super-sized SuperSport makeover

Sunday rugby, triple-headers, regional championships and a new competition name on the rugby calendar are all part of a major makeover for the opening provincial competition of the South African season.

Jurie Roux © Gallo Images

The Supersport Rugby Challenge will kick off on the weekend of 22/23 April and will feature the country’s 14 provincial unions together with Namibia’s Welwitschias in a refreshing 13-week tournament that is set to take rugby in a whole new direction.

Professional rugby will also make a starring appearance at well-known community rugby centres for televised rugby festivals. Venues such as the Wolfson Stadium in Port Elizabeth, Bill Jardine Stadium in Johannesburg, and the venue of last year’s club rugby Gold Cup Final, Impala Rugby Club in Rustenburg, will host Challenge matches.

As part of the new look, the SuperSport Rugby Challenge will SuperStack matches with as many as three games hosted back-to-back at a single venue – one of which will be a local club rugby match.

The competition will also be divided into three regions – north, south and central – with local bragging rights up for grabs.

“The Supersport Rugby Challenge will take professional rugby to places it has never been before – both literally and metaphorically,” said Jurie Roux, SA Rugby CEO.

“A new playing day, new venues and new match schedules will set the SuperSport Rugby Challenge apart.

“We’re very excited to see the response to moving some of the matches away from the professional venues. The passion for the game burns brightly in our rugby heartlands, and together with SuperSport this is precisely where we will be going to share that excitement.”

The tournament will comprise six-pool matches every weekend for 10 weeks, followed by seven knockout games. The 15 teams are divided into three geographical pools, with each playing home and away against the other four teams in their pool over the 10-week period.

The top two teams from each Pool, together with the two third-placed teams with the most log points, will qualify for the quarterfinals, which take place on Sunday 2 July, followed by the semifinals a week later and the final on Sunday 16 July.

The tournament will be officially launched at Bill Jardine Stadium on Tuesday, 11 April when the full details and other innovations will be revealed.

“The rugby environment is also changing at a rapid pace and if we don’t continue to innovate, we will be left behind,” said Roux. “The advent of Sunday rugby was unthinkable a few years ago but changing leisure patterns and the success of last year’s Gold Cup semifinals, which drew a combined crowd of 9 000 people, suggest that Sundays have appeal for modern audiences, especially for families.”

Gideon Khobane, SuperSport CEO, said: “Our partnership with SA Rugby in particular goes way beyond international and Vodacom Super Rugby. We see a vital role as partners in contributing to the pipeline of players, with the SuperSport Rugby Challenge a powerful vehicle to contribute towards that.

“We fervently hope the SuperSport Rugby Challenge captures the imagination and takes high-level rugby into areas where it has not necessarily been seen before. We at SuperSport are excited to be bringing the best of community rugby to urban and rural areas. We also look forward to unveiling some exciting broadcast initiatives and want to be a part of something special, something that nurtures the massive wealth of talent out there.”

The television spotlight is also set to shine on club rugby, with each Sunday Festival featuring an eagerly anticipated local derby as part of the day’s activities. “When you take rugby back to its roots, club rugby is a vital part of the mix,” said Roux.

“Historically there was a vital link between club and provincial rugby that has largely been lost in the professional era. The SuperSport Rugby Challenge will hopefully change that by also showcasing some of SA’s biggest provincial club derbies. Add in the fact that these days they also double as official Gold Cup qualifying matches, and we have all the ingredients necessary for club rugby to thrive: packed grounds, TV exposure and a pathway to the top for our best amateur players.”

THE SUPERSPORT RUGBY CHALLENGE POOLS ARE:

• North – Vodacom Blue Bulls, Xerox Golden Lions, Falcons, Mpumalanga Pumas, Namibia Welwitschias.

• Central – Toyota Free State Cheetahs, Griffons, Griquas, Leopards, Sharks XV.

• South – Boland Cavaliers, Border Bulldogs, EP Kings, SWD Eagles, DHL Western Province.

Buying property with a family member, partner or friend? What to know

27 Feb 2017 – Joining forces with a member of your family or a friend could be a great way to get a foot on the property ladder. However, property is not a short term investment so before pooling your resources and heading out to view properties make sure you talk through the various aspects of property ownership very carefully.

“Buying a property jointly may mean that you are able to comfortably afford the costs of home ownership, as you will be using the power of two people’s income rather than one,” says Albertus van Staden, Head of Credit at FNB Housing Finance. “However, the long time horizon of property ownership means there is a good chance that circumstances will change during your partnership.”

There are also aspects of home ownership that you will have to iron out before getting a joint bond.

Expectations when buying

“There are many types of joint partnerships, parents helping their children with their first house, children buying a place for their parents, friends investing in a property together. It is important to understand what your expectation of the asset is from the outset,” says van Staden.

For example, if your parents have bought jointly with you, are they expecting a return on their investment? If it is two friends buying for investment purposes, what is the timeline line?

Who will be occupying the property?

If both owners are living in the property initially, outline what will happen if one moves out and who is responsible for getting a replacement tenant.

“You or your partner will still be responsible for a portion of the bond after moving out,” says van Staden.

If one of you will be living there, discuss what the rent should be, and what the annual escalation fee should.

If you are renting it out, it is more than likely that you will need to put in more money over and above the rental amount, especially in the first few years as rental won’t cover all the expenses. There is also personal income tax to consider.

“When renting out, also understand that there may be periods where the property does not have a tenant, so you both will need to be able to cover the full cost of the bond and expenses,” warns van Staden.

Taking care of the small stuff

Property ownership is more than just the money that needs to be paid over each month.

“Properties require time and effort, just like a car it needs to be maintained and kept in good condition,  discuss with your partner who will be responsible for dealing with the tenants, and any property maintenance issues such as burst geysers or general sprucing up,” says van Staden.  “Both parties should have the full obligation to keep up with ongoing maintenance.”

The type of property is key in this instance, for example, in a sectional title complex; maintenance on the outside is generally taken care of along with some structural insurance  although the interior remains your responsibility. A freehold is your full responsibility.

If you own the property for some time it will probably need a bit of a makeover.

“Whether it is replacing the carpets or a full kitchen overhaul you will need quotes and contractors as well as additional funds to pay for improvements,” says van Staden. “Agree up front who will deal with what issues and how much you are prepared to spend.”

Change in circumstances

“It is almost guaranteed that the circumstances of both buyers will change over the period of ownership,” says van Staden.

Life changes could include moving to different parts of the country, or even overseas. Getting married or merely wanting to upscale.

“In some instances, having a property in joint ownership will mean that someone isn’t able to afford their dream home later in life  as the bank will take into account all your responsibilities when you complete affordability assessments,” says van Staden.

Financial difficulties

If one of you is no longer able to uphold their end of the bargain because of financially difficulty, what will the solution be?

“This becomes particularly tricky if you haven’t had the property for very long, as it may not have appreciated in value, and in worst circumstances, you may find that you actually owe money if you are required to sell,” warns van Staden.

“Paying a bit more into the bond is a great way of helping work through the reality of finance difficulties,” suggests van Staden. “This will give you both a bit of a breather if there is a problem with payments and time to work out a solution.”

Exit strategy

All great things must come to an end, and invariably your property partnership will need to be broken up at some point.

“If you both want to sell and get the capital out, then proceeding with the normal selling processes is fairly straightforward, however, if one partner wants to keep the property, it can become slightly more complex,” says  van Staden.

In this case you are able to do a substitute of debtor which is considered an entirely new contract with the bank.

You will need to agree to an appropriate price if selling to one of the partners, as this will not be going onto the open market. Consider using an estate agent or valuator to ascertain a fair estimate for the value of the house.

There will be associated costs with selling the property such as bond attorney and transfer fees, if they apply, so make sure you have budgeted adequately.

Draw up a contract

“Finally, once all of the various aspects have been discussed and agreed upon, draw up a contract which both parties sign. I suggest you go through this process, even if you are buying with a family member or long term partner. It will make life far less complicated a few years down the line,” concludes van Staden.
